An Inland Setting — Shade and Humidity Rather Than Salt

TPC Sawgrass is a golf facility and the home of the PGA TOUR, not a residential association. The Stadium Course opened in 1980 on roughly 415 acres of former wetland, about a mile west of the Atlantic. Homes bordering the courses sit inside Sawgrass Players Club.

Being a mile inland changes the failure pattern. Salt is a much smaller factor than it is on the boulevard. What does drive early failure here is shade and retained moisture — mature tree canopy, lagoons and former wetland ground keep north-facing and tree-shaded elevations damp long after rain, and mildew thrives on exactly those walls.

We soft wash those elevations rather than pressure-blasting them, treat mildew so it dies at the root instead of being knocked off the surface, and allow genuine dry time before coating. Homes backing directly onto a course also get extra attention on irrigation overspray, which keeps the lower few feet of a wall wet far more often than the owner usually realises.

Approval Runs Through Sawgrass Players Club

Because there is no separate TPC homeowners association, exterior work here is governed by the Sawgrass Players Club Association and your individual sub-association. The master Architectural Control Committee meets on the second and fourth Monday and requires an approved application for all exterior modifications, including like-for-like replacements. Exterior paint colour is approved at the sub-association level.

The Players Club is guard-gated with controlled access and vehicle registration, so crew access is arranged ahead of time rather than at the gate. We handle that alongside the paperwork.
