Neptune Beach is roughly a square mile, which means almost every house here is close enough to the ocean to live with salt. There is no inland buffer, no subdivision three miles back where conditions are easier. The onshore wind carries a fine salt mist across the whole town, it settles on siding and trim and glass, and it holds moisture against those surfaces long after the sun comes out. Combine that with our humidity and you get the two problems we are called about most in 32266: paint that lets go earlier than the homeowner expected, and mildew that keeps coming back on the same walls.

The housing stock makes it more interesting. Neptune is largely older, smaller, and more eclectic than the newer beach communities to the south — concrete block cottages, frame houses with real wood siding, additions and Florida rooms built across several decades, and a lot of homes that have been renovated by owners rather than developers. That variety means there is no single right answer. A block cottage wants a breathable elastomeric or masonry coating and attention to hairline cracks; a frame cottage from the same street wants carpentry, a proper primer over bare wood, and caulk joints that actually get replaced instead of caulked over. We look at what is in front of us rather than applying one system to everything.

Mildew here is a maintenance problem, not a one-time job. North-facing walls, anything shaded by a neighboring house on a tight lot, fences, and the shady side of a garage stay damp long enough for mildew to establish. Killing it with a proper soft wash is the correct first move, because pressure-blasting only knocks off the visible growth while the organism survives and returns in months. Painting over live mildew is worse: it grows straight through the new coating and you have bought yourself a stained finish.
