Beautiful Wooded Lots Are Hard on Paint

The reason people move to 32259 is also the reason we get called out here: trees. Julington Creek, Durbin Crossing, RiverTown and the neighborhoods around them sit on wooded, well-shaded lots with mature pines and oaks, creeks and retention ponds nearby, and very little direct afternoon sun on the north and east walls. It looks wonderful and it keeps your power bill down. It also means those walls stay wet for hours after a rain, humidity lingers under the canopy, and mildew and algae have an easy life. Sun-fade is not really your problem in St. Johns. Biological growth is.

That changes what good exterior maintenance looks like. On a sun-punished oceanfront house the coating fails from UV. Here, the coating is often still sound while the house looks terrible — grey-green streaking down the stucco, dark patches spreading across the north elevation, black staining on soffits and gutter lines, and algae working across the roof shingles. The correct answer is usually not paint at all, at least not first. It is a proper soft wash that kills the growth biologically instead of blasting the visible layer off, followed by an honest look at whether the surface underneath actually needs recoating. We have talked plenty of St. Johns homeowners out of a repaint they did not need yet, and into a wash-and-maintain schedule that costs a fraction as much.

Constant shade-driven moisture is also hard on wood. Fascia behind gutters that stay damp, the bottoms of trim boards, shaded porch columns and posts, deck framing, and fence rails all rot faster in these conditions than they would on an open lot. Because we are a licensed general contractor as well as a painting company, we probe those areas and replace what has failed instead of caulking and coating over it. Overhanging limbs touching the roof or scrubbing a wall are another thing worth flagging early — they hold moisture, deposit debris, and give mildew a permanent foothold.

The third factor here is documentation. Nearly every neighborhood in St. Johns operates under an HOA with an architectural review process and, in many cases, an approved color palette. We work inside your community guidelines, help you prepare a color submittal with manufacturer names and codes for body, trim and accent, and wait for approval before starting. Repainting the house a color the HOA has not cleared is an expensive way to learn what an ARC letter looks like.
