Beautiful Wooded Lots Are Hard on Paint
The reason people move to 32259 is also the reason we get called out here: trees. Julington Creek, Durbin Crossing, RiverTown and the neighborhoods around them sit on wooded, well-shaded lots with mature pines and oaks, creeks and retention ponds nearby, and very little direct afternoon sun on the north and east walls. It looks wonderful and it keeps your power bill down. It also means those walls stay wet for hours after a rain, humidity lingers under the canopy, and mildew and algae have an easy life. Sun-fade is not really your problem in St. Johns. Biological growth is.
That changes what good exterior maintenance looks like. On a sun-punished oceanfront house the coating fails from UV. Here, the coating is often still sound while the house looks terrible β grey-green streaking down the stucco, dark patches spreading across the north elevation, black staining on soffits and gutter lines, and algae working across the roof shingles. The correct answer is usually not paint at all, at least not first. Why does the shaded side of my St. Johns house turn green every year?
Because it never fully dries. On wooded 32259 lots, the north and east walls get little direct sun, humidity stays trapped under the canopy, and the surface holds moisture long enough for mildew and algae to colonize.
Pressure washing removes only what you can see while the organism survives in the pores and returns within months. A soft wash treats it biologically so it dies and rinses away β and trimming limbs that touch the wall or roof helps, since they hold moisture against the surface permanently.
Do I actually need to repaint, or would a wash fix it?
Very often a wash is all you need, and we will tell you so. Here the coating is frequently still sound while the house simply looks terrible from mildew and algae streaking.
If the paint is not chalking, cracking, or peeling and the caulk joints are intact, a soft wash can make it look years newer for a fraction of a repaint. We would rather do the smaller job now and earn the repaint when you genuinely need it.
