What Fits in 30 Days, and What Needs 60
A standard Northeast Florida contract gives you 30 to 45 days before closing. That is prep time, not build time, and it is the most valuable stretch of the whole project โ we use it to measure, order and schedule so nothing on site waits for a delivery.
Inside a 10-to-14-day build we can usually finish whole-house flooring, a full interior repaint, lighting changes and an epoxy garage floor. Stretch to four weeks and a master bathroom rebuild fits alongside it. Add semi-custom cabinetry and you are into eight weeks โ worth knowing before you set a lease end date.
For Out-of-State Buyers
Hiring a Contractor for Out-of-State Buyers
Most of our relocation clients are still out of state when work starts. That works, but only with a contractor willing to be your eyes. We walk the house on video, mark up photos of every room and send a written line-item scope so you are never approving a vague number.
Once the build begins you get daily photo updates. We accept deliveries, coordinate access with your realtor, and handle the HOA and architectural review paperwork that is hard to run from two time zones away.

Beyond the cosmetic list, check the age of the HVAC, whether bathroom exhaust ducts vent outside rather than into the attic, staining at the base of shower walls, and the condition of exterior paint and metal on the ocean-facing elevations. Those findings change your priority order.
