We're Local — Actually Local
Our Shop Is on Hibiscus Street. This Is Our Own Neighborhood.
Plenty of contractors say they serve Atlantic Beach. We are based here. Our address is 1411 Hibiscus St, 32233, and it has been the home of a family-owned company since 2004. That is not a marketing line — it changes how the work goes. We can swing by for an estimate the same afternoon you call, we are not tacking a drive from Orange Park onto your ticket, and if you notice something two months after we finish we can be back on your street in ten minutes. Word travels fast in a town this size, which is a strong incentive to do the job right the first time.
What we mostly meet here are older beach cottages, and they need a carpenter as much as a painter. Homes built between the forties and the seventies around Old Atlantic Beach and the streets off Sherry Drive were framed with real wood: lap siding, tongue-and-groove porch ceilings, wood window casings, exposed rafter tails, and wooden decks and stair stringers that have been sitting in salt air for sixty years. Under a fresh coat they look fine. Push a screwdriver into a sill or the bottom of a corner board and you often find it is spongy. We probe before we quote, and we replace what is gone rather than filling and painting over it, because paint on rotted wood is just a lid on the problem.
Selva Marina brings a different mix. The mature oak canopy that makes those streets beautiful also keeps walls damp and shaded, so mildew colonizes north-facing elevations, and leaf litter stains soffits and drives algae into the roof. Those homes want a soft wash on a real schedule, not a heroic pressure blast every five years. Meanwhile the sand-and-salt combination everywhere in 32233 works its way into window tracks, screen frames, and hardware, which is why we clean tracks and screens rather than just wiping the glass.
Being local also means we know the town rather than just the ZIP code: which streets flood in a hard afternoon rain and are not worth painting that day, how the onshore wind picks up in the afternoon and where that puts overspray, and how to keep a job site tidy on a narrow beach lot where your neighbor is fifteen feet away. Small things, but they are the difference between a project and a nuisance.

We work the whole 32233 footprint, from the oceanfront blocks to the Intracoastal side. Call (904) 619-6687 and we will likely know your street.
What We Do in Atlantic Beach
- Beach-cottage carpentry: siding, sills, corner boards, fascia, rafter tails, porch ceilings
- Exterior repaints specified for salt exposure, not generic inland systems
- Soft washing for oak-shaded, mildew-prone walls and roofs in Selva Marina
- Pressure washing for driveways, walkways and paver patios
- Window cleaning including sand-clogged tracks, screens and salt film
- Interior painting and ongoing maintenance for homes and rentals
We are the only local crew that does all three. That matters most on an older beach cottage, because the wash always uncovers something: a soft sill, a split board, a failed caulk line. Instead of stopping the job and handing you a referral list, we repair it, prime it, paint it, and clean the glass on the way out. One crew, one invoice, and a company you can drive to if you ever need to.
Fully licensed and insured with over $3,000,000 in coverage, family-owned since 2004, and covered by the HII Protection Warranty — if it is not right, we come back and make it right. Being three streets over makes that promise easy to keep.

Atlantic Beach Painting & Maintenance FAQ
Are you really based in Atlantic Beach, or just serving it?
We are based here. Hospitality Improvements Inc. operates out of 1411 Hibiscus St, Atlantic Beach, FL 32233, and has been family-owned since 2004.
That means faster estimates, no long drive built into your price, and a crew that can come back quickly if you spot something later. You reach James directly at (904) 619-6687 or james@hiiinc.net — not a call center.
My beach cottage has soft wood around the sills and trim. Do you repair it or just paint?
We repair it first. Most homes we paint in Atlantic Beach were framed with real wood, and after decades in salt air the sills, corner boards, fascia, and rafter tails are often soft even when they look sound.
We probe suspect areas during the estimate so carpentry is in the price rather than a mid-job surprise, then cut out and replace failed material, prime the new wood, and paint. Filling and coating rotted wood only hides it for a season.
How quickly can you get out to a house in Atlantic Beach for an estimate?
Usually same day or next day, because we are in town. Estimates are free with no obligation.
Call or text (904) 619-6687 — sending photos of the areas you are worried about often gets you a useful ballpark before we come out, and we confirm it on site.
