Old Buildings Ask for Patience, Not Horsepower

St. Augustine is not like the rest of our service area, and pretending otherwise ruins buildings. Working in and around the historic district means working on structures far older than any coating technology on the shelf, and the wrong instinct — more pressure, harder scraping, a thicker and more impermeable paint — does real damage. Historic masonry and old wood need to breathe. Trap moisture inside a wall behind a modern film that cannot let vapor out and you do not get a longer-lasting finish; you get spalling, blistering, and accelerated rot with a nice color on top.

Coquina makes that concrete. The shellstone the city was built from is soft, porous, and irreplaceable, and it does not tolerate the methods that work fine on modern stucco. High-pressure water erodes the surface and drives moisture deep into the stone. Hard chemical strippers and cement-heavy patching are worse, because a repair harder than the original material will spall the coquina around it as the wall moves and breathes. Our approach on any coquina or historic masonry is the gentlest thing that actually works: low-pressure cleaning, appropriate breathable mineral or lime-based coatings rather than sealing everything under acrylic, and when we are not certain about a surface, we say so and recommend a specialist rather than experimenting on a two-hundred-year-old wall.

Aged wood is the other constant here. Older St. Augustine homes carry wood that has been through generations of humidity, storms, and repainting: window sash and casings, sills, porch decking and columns, balustrades, shutters, brackets, and lap siding. Some of it is old-growth timber that is genuinely better material than anything you can buy today, and it is worth saving. Our default is repair over replacement where the wood is sound enough to consolidate and fill, and careful in-kind replacement — matching profile, dimension, and species as closely as we can — where it is not. Ripping out original millwork and screwing up a piece of stock trim is faster and cheaper. It also takes something off the house permanently.

Away from the old town, the mix changes again. Anastasia Island and Vilano Beach are straightforward coastal work: heavy salt exposure, wind-driven rain, corroded fasteners and railings, and mildew on shaded elevations. Those homes want marine-grade thinking, rust treatment, and washing on a schedule. Inland St. Augustine and the newer subdivisions west of town are more like the rest of St. Johns County — stucco, HOA palettes, and mildew on the shady side.
