Most Orange Park Houses Need a Carpenter Before They Need a Painter
Orange Park is an established town, and its housing stock reflects that. A lot of what we work on here was built decades ago, on generous lots, under trees that were already mature when the current owner moved in. These are solid, well-built houses β and after thirty, forty, or fifty Florida summers, the wood on them has taken a beating. What we find is consistent. Fascia boards behind gutters that stayed wet every rainy season until they went soft. Soffit edges opening at the seams. Porch columns and posts where they meet a slab. Deck framing and stair stringers. Wood fences that are still standing mostly out of habit. Nearly all of it is invisible under paint that still looks acceptable from the street, which is why we probe these areas during the estimate β so the repair is a line item you agreed to, not a surprise on day two. Painting over soft wood is the single most common way homeowners here waste money: it looks great for a year and then the coating splits along the failure, water gets in faster than before, and the repair you skipped costs more than it would have.
The oak canopy is the other defining feature. Big mature oaks shade Orange Park streets beautifully, and they also keep walls, roofs, driveways, and walkways from drying out. The variable that decides it is prep. On a forty-year-old house with multiple previous paint jobs, some of them of unknown quality, prep is most of the work: scraping to sound material, replacing failed wood, spot priming bare and repaired areas, cutting out and replacing dead caulk instead of caulking over it, and washing the surface so the new coating bonds to something clean. The paint is the easy part.

How long should a repaint last on an older Orange Park home?
