Soft washing applies water at roughly garden-hose pressure together with a cleaning solution that kills mold, mildew, and algae at the root, then rinses everything away. The chemistry does the work instead of the force, which is exactly what you want on anything fragile, porous, or painted.
That covers tile and shingle roofs, vinyl and wood siding, stucco, soffits and fascia, screen enclosures, pool cages, fences, and every painted surface on the house. Because the organism is killed rather than knocked off, the surface stays clean far longer than it would after a blast of high pressure.

Hard, unpainted, durable surfaces are where high pressure belongs. Concrete driveways and sidewalks, paver patios and pool decks, block walls, and stone hardscape all take real pressure well, and pressure is what lifts embedded dirt, tire marks, rust staining, and the black organic film that makes a driveway look decades older than it is.
The distinction matters because the wrong method is expensive. High pressure on a roof strips granules and drives water under tile and flashing. On siding it forces water behind the panels. On painted wood it peels the very paint you were trying to clean. We choose per surface, every time, and we walk the property with you first.

What We Remove
Salt, Mold, Mildew & Roof Algae โ Removed Safely
Roof algae. The dark streaks running down Northeast Florida roofs are usually gloeocapsa magma, an algae that loves our humidity and feeds on limestone filler in shingles. It is alive, so blasting it only removes what you can see while the roots stay put and it returns within months. Soft washing kills it, so the roof stays clear for years instead of weeks.
Mold and mildew. North-facing walls, shaded lots, and anything under an oak canopy stay damp long enough for mildew to colonize. We treat it rather than smear it, which also matters before paint โ new coatings will not stick over live mildew, and it grows back through the finish.
Coastal salt. On the barrier island, salt spray settles on siding, trim, screens, railings, and glass, then holds moisture against the surface and accelerates paint failure and metal corrosion. Rinsing that salt load off a few times a year is one of the cheapest ways to extend the life of an oceanfront paint job.

Can you safely remove roof algae, mold and mildew?

Does washing remove coastal salt buildup?
Yes โ on the barrier island it may be the most valuable thing a wash does. How often should a Northeast Florida home be washed?
Driveways, walkways, and pavers usually want pressure washing once or twice a year. House soft washing every one to two years suits most homes, but shaded or wooded lots in St. Johns, Fleming Island, and Orange Park often need it annually because mildew never dries out, and oceanfront homes benefit from more frequent salt rinsing. Roof soft washing is typically every three to five years, or as soon as streaking shows.
Is washing required before exterior painting?
Yes. Paint bonds to the surface, not to what's sitting on it. Mildew spores, chalked paint residue, salt film, and pollen all block adhesion, and painting over live mildew means it grows back through the new coating. Prep washing is included in every exterior painting project we do, and we also sell washing on its own.
