Two Things Decide a Ponte Vedra Repaint: The Board, and the Salt

In Ponte Vedra Beach the color you pick has to satisfy two parties: you, and an Architectural Review Board. Most of the deed-restricted and gated communities here run exterior color changes through an ARB, and a repaint that skips that step can turn into a violation letter, a hearing, and in the worst case a second paint job you pay for twice. We have been through the submittal process enough times to keep it boring. Practically, expect a shorter repaint cycle here than a friend inland will quote you. Five to eight years is the honest Florida range, and oceanfront Ponte Vedra sits at the short end of it. Regular soft washing to knock the salt load off, and catching failed caulk joints early, is what stretches that number — which is exactly why we would rather maintain your house on a schedule than repaint it from scratch every four years.
