Sand, Sun and Six Inches of Rain in an Afternoon

Northeast Florida hardscape lives or dies on base preparation and drainage. Sandy soil moves, and an August thunderstorm can drop several inches in an hour. We excavate to proper depth, install and compact a crushed base in lifts, use polymeric sand in the joints, and set a slope that carries water away from the house rather than toward it.

Material choice matters near the ocean. Light-colored pavers stay walkable barefoot in July where dark ones do not. Travertine is beautiful around a pool and cool underfoot but wants sealing on a salt-air lot. Anything with steel in it, from fasteners to grill cabinetry, needs to be specified for coastal exposure or it will rust within a couple of seasons in Atlantic Beach or Ponte Vedra.

Backyard Design and the HOA

Most Ponte Vedra, Nocatee and St. Johns communities require architectural review before you pour or pave anything, and many have rules about impervious surface coverage, wall heights and fence lines. We prepare the drawings and material samples those boards ask for and submit them, which is usually the difference between a four-week approval and a four-month one.

Because approval time is unpredictable, we treat hardscape as a phase with its own calendar. If you are renovating a house you just bought, the interior work runs to your move-in deadline while the outdoor package goes through review in parallel.

Hardscape and Outdoor Living Questions

How long does a paver patio take?

A straightforward patio and walkway is usually one to two weeks on site once material is delivered. Adding a retaining wall, an outdoor kitchen or significant drainage work extends that, and HOA approval time sits in front of all of it.

Do pavers sink in Florida sand?

Not if the base is right. Failures we get called to fix are almost always shallow or uncompacted base, or water routed under the surface instead of away from it. Base and drainage are where the money should go.

Can you build an outdoor kitchen with gas and water?

Yes. We build the masonry structure and counters, and licensed plumbers and electricians handle gas, water and power under permit, including the inspections.

Does the backyard have to wait until after we move in?

Not necessarily, but it usually should. Interior work is what has to beat your move-in date. Outdoor living is a comfortable phase two, especially while an HOA review runs in the background.
