Jacksonville House Painters Who Read the House Before They Price It

Jacksonville is not one city as far as paint is concerned. It is the largest city by land area in the lower 48, and the houses in it were built across more than a century of very different ideas about how to build in Florida. A 1915 wood-frame home in Riverside, a 1958 concrete block ranch in Arlington, and a 2001 stucco house off Baymeadows fail in completely different ways, on different schedules, for different reasons. A crew that only knows one of those three will do the wrong thing on the other two — and you will not find out for a year, which is right about when the coating starts telling on them.

The historic neighborhoods are their own discipline. In Riverside, Avondale, Murray Hill, Springfield, and the older parts of San Marco we are usually working on original wood siding and trim, which means scraping back to sound material rather than sanding a failing surface flat and coating over it. Wood windows need the glazing and sash looked at before anything else happens. The deep porches those houses are known for are where we find the most rot: column bases and railing feet that sit in standing water after every storm, plus the bottom courses of siding near grade and the fascia behind gutters that stayed wet all summer. Decorative brackets, dentil trim, and multi-light windows are slow, hand-cut work, and any bid that treats them as flat wall footage is a bid that has not looked at the house. Anything built before 1978 we treat as having lead paint underneath, which means stabilizing and containing rather than dry scraping debris into your yard.

Block and stucco are a different problem. Across Arlington, Lakewood, San Jose, the Southside, Baymeadows, and Deerwood we see masonry walls that need a coating specified for masonry — cracks bridged and sealed properly, previous elastomeric assessed rather than assumed, and any efflorescence or bulging investigated before it gets painted over. Stucco cracks concentrate at window and door corners where the wall moves, and painting over a crack that is still growing buys you one season. And in the shaded, tree-heavy parts of the city — Ortega, Avondale, Mandarin, much of San Marco — the oak canopy keeps walls, roofs, and driveways from ever drying out. That gives you mildew on north-facing walls, dark staining under the gutter lines, algae streaking on shingles, and slick green concrete. Roofs, siding, and painted surfaces get a soft wash, so we kill the growth without forcing water into the building or damaging shingles. Driveways, walkways, and pavers get honest pressure washing, because that is what will actually clean them.

One thing works in your favor here: away from the ocean, salt is not the main driver in most of Duval County the way it is at the beaches, so a properly specified repaint should give you good service life. What decides it is prep, not the label on the can. On a house with decades and several previous paint jobs on it — some of unknown quality — prep is most of the labor: scraping to sound material, replacing failed wood, spot priming bare and repaired areas, cutting out and replacing dead caulk instead of caulking over it, and washing so the new coating bonds to something clean. That is the part a cheap bid leaves out, and it is the part that determines whether you are doing this again in ten years or in four.

Size and story count matter, but the real variables are how much prep the house needs and how much of the job is repair. Two houses the same size on the same street are very different jobs if one needs fifteen feet of fascia replaced, three coats of failing paint scraped, and forty windows cut in by hand.
