Relocating to Northeast Florida
New house? Let’s make it your home.
You close on the house. Your lease ends in 30 days. Everything in between — floors, master bath, lighting, paint, garage — runs through one person who owns the calendar: us.
Families moving to Jacksonville, the Beaches, Ponte Vedra and St. Johns are buying good houses that aren’t yet the homes they want to live in. Hospitality Improvements manages the whole renovation from your closing date to your move-in date, coordinating licensed electricians and plumbers alongside our own painting, flooring, tile and finishing crews — so you walk into a finished house, not a job site.
Best results when you call us while you’re under contract — before closing.
The Deadline Is the Whole Point
Close Friday. Move In Before Your Lease Is Up.
Most contractors quote you a scope. We quote you a date. Our team has completed multi-million-dollar projects on 10-to-30-day construction windows, on budget and on time, by doing the planning during a 1-to-3-month prep period before the first day of work. Materials are ordered, trades are scheduled, and the sequence is locked before you ever hand us the keys. That’s how a full move-in renovation gets finished in the gap between closing and moving day.
- ✓ One point of contact for the entire project
- ✓ Daily on-site oversight by the owner
- ✓ Schedule built backward from your move-in date
- ✓ Licensed electricians and plumbers, permitted work
- ✓ Clear pricing up front — no surprises on the invoice

Working With Your Designer
Already Have a Designer? Hand Us the Plan.
We’ve executed multiple interior designers’ plans from spec to finished space. If you’ve hired a designer for your new home, we work directly from their drawings, selections and schedules and build exactly what they specified. Designers who work with us get a crew that reads the plan, keeps the schedule and doesn’t need to be chased.

Questions From Homeowners Relocating to Jacksonville
How far in advance should I contact you?
Ideally the day you go under contract. A typical closing gives us 30–45 days of prep, which is enough to order materials and lock in trades. If you’re closer to closing than that, call anyway — we’ll tell you honestly what can be done in the time available.
Can you really finish before my lease is up?
That is the job we’re built for. We scope the work against your actual move-in date and tell you up front what fits in the window. If something won’t fit, we say so before you commit.
Who pulls the permits?
Our licensed electricians and plumbers pull their own permits for their work and handle inspections. We coordinate them so you never have to.
Do you work with my interior designer?
Yes. Send us the plans and selections and we build from them.
Can you handle the house while I’m still out of state?
Yes. Most of our relocation clients are not in Florida yet. We do video walkthroughs, send daily photo updates and can meet your deliveries.
Are you licensed and insured?
Yes — fully licensed and insured with over $3,000,000 in coverage, with licensed and permitted trades for electrical and plumbing.
What areas do you cover?
Jacksonville, Atlantic Beach, Neptune Beach, Jacksonville Beach, Ponte Vedra Beach, Nocatee, St. Johns, St. Augustine, Fernandina Beach, Orange Park and Fleming Island.
