Direct Salt Exposure on the Oldest Housing Stock in Ponte Vedra

Ponte Vedra Beach began as a resort community in the late 1920s — The Ponte Vedra Club opened in 1928, the first oceanfront lots sold in 1934, and the earliest addresses were on Ponte Vedra Boulevard itself. That makes this some of the oldest housing stock on the barrier island, and it is sitting in the most corrosive spot on it.

Two things follow from that, and they drive every decision we make on these houses. First, salt spray reaches these elevations constantly, and salt holds moisture against a surface long after the last rain has dried. Second, homes of this age have usually been painted many times over, which means layered coatings, chalked older films, and repairs of varying quality hiding under the current colour.

So we spend longer here on assessment and preparation than we would on a newer inland house. Scraping back to sound material, feathering edges so old repairs do not telegraph through, spot-priming bare and previously repaired areas, and rinsing the salt load off before anything is coated. On original wood siding, trim and shutters, that preparation is most of the labour.

No Community-Wide Colour Approval — but Check Your Own Enclave

Unlike the gated communities further south, we could find no master homeowners association or architectural review board with authority over exterior paint colour in Old Ponte Vedra. Ponte Vedra Boulevard is a public St. Johns County road, and the county's Ponte Vedra Zoning and Adjustment Board deals with height, setbacks and land use rather than colour.

In practice that means most homeowners here can choose a colour and start. The exception is the individual condominium and small private enclaves along the boulevard, which do have their own associations. If your property is inside one, that association's approval still applies — tell us at the estimate and we will work to it.
