The Most Exposed Painting Environment on This Coast

South Ponte Vedra Beach is a narrow barrier strip along A1A, with the Atlantic on one side and protected salt marsh and mangroves of the Guana Tolomato Matanzas reserve on the other. That geography is unusual, and it is genuinely harder on a house than anywhere else we work.

Most coastal homes fight one enemy. Here a single house fights two on opposite walls. The ocean-facing side takes constant salt spray, which holds moisture against siding, trim, railings and hardware and drives both paint failure and metal corrosion. The marsh-facing side takes sustained humidity, stays damp long after rain, and grows mildew on elevations that never get direct sun.

Treating those two faces the same is the mistake. On the ocean side we rinse the salt load thoroughly, allow full dry time, and look hard at caulk joints and fastener corrosion. On the marsh side we soft wash and treat mildew biologically so it dies rather than regrowing through the new coating. Same house, same day, two different preparations.

Many homes along this stretch are also elevated on pilings because of flood risk, which adds substantial exposed structure — piling wraps, stairs, decking and underside framing — that takes weather from every direction and is usually where we find the carpentry.

A Public Corridor, and a Realistic Maintenance Interval

This is a public A1A corridor rather than a gated community, and we found no area-wide association with authority over exterior colour. The organisations active here — the civic association and the beach restoration group — are community and dune-nourishment bodies, not architectural committees. Some individual enclaves along the road are gated and do have their own associations.

The honest conversation to have here is about interval rather than approval. Inland Jacksonville homes can go eight to twelve years between exterior repaints. On this strip, expect materially less, and expect south- and west-facing walls to fail first. Rinsing the salt off two or three times a year between repaints is the single cheapest thing you can do to extend the life of both paint and hardware.
