An Inland Community with a Written Design Code

The Plantation at Ponte Vedra Beach covers roughly 650 acres, of which about 133 are golf course, four are oceanfront held by the club, and a further stretch is lakes. The residential core sits inland, west of A1A — the club's private beach house is described as a ten-minute bike ride from the front gate. The community dates from the late 1980s and its Arnold Palmer and Ed Seay course anchors it.

Sitting inland with 56-odd acres of lakes means the dominant issue is not ocean salt but retained moisture and shade. Lake-facing and tree-shaded elevations dry slowly, and mildew on those walls is the usual reason a repaint ages badly. We soft wash rather than blast, treat mildew so it dies at the root, and allow real dry time before coating.

Homes here are now thirty-odd years old at the older end, so scraping and carpentry are a genuine part of the scope rather than an afterthought.

The ADB Rules Are Published — Including a Three-Colour Limit

The Plantation is unusual in having a clearly published architectural code, which makes planning a repaint much more predictable. The Architectural Design Board requires colours to be submitted for approval, and specifies that a residence and its associated outbuildings and walls shall use no more than three colours, excluding the roof where the roof colour is in a neutral range.

The guidelines also name permitted exterior materials — stucco, fiber cement siding such as Hardie board or equivalent, approved coating systems, brick, stone and cultured stone, limestone, and coquina or coral block — and explicitly prohibit board and batten, weathered wood siding, cedar shake type materials, and vinyl or aluminium siding. That matters when a repaint uncovers damage and a section needs replacing: the replacement has to be a permitted material, not simply the cheapest match.
