Homes Reaching Their Second Repaint Cycle

Plantation Oaks sits between Palm Valley Road and Roscoe Boulevard, roughly half a mile from the Intracoastal and about a mile from the ocean — inland enough that ocean salt is a minor factor. The developer entity was registered in 1997 and the homeowners association in 1999, with the community building out in the years after.

That timing is the useful thing to know. Most homes here are now somewhere between twenty and twenty-five years old, which puts them at a second or third exterior repaint. At that age the paint is rarely the whole story: original caulk joints have usually failed, sealant around windows and penetrations has hardened, and hairline cracking is common. Painting over those is what produces a job that looks tired in three years.

So on these homes we budget real time for joint work — cutting out and resealing failed caulk, treating cracks properly, and spot-priming repairs — before any finish coat. The community's internal lakes and mature oaks also create shaded, slow-drying elevations where mildew needs treating rather than simply washing off.

Hospitality Improvements Inc. has been family-owned since 2004. We carry more than $3,000,000 in insurance coverage, provide a written workmanship warranty, and offer free estimates throughout Ponte Vedra Beach.

An Automated Gate and a Homeowners Association

Plantation Oaks is gated, but with automated RFID entry and a call box rather than a staffed guardhouse — so arranging crew access is more straightforward than in the guard-gated communities nearby. We still confirm arrangements with you in advance.

There is a registered homeowners association for the community. We could not find published architectural guidelines or an approved colour palette online, so rather than guess at what applies we ask you to bring whatever your association provides to the estimate. If a submission is needed, we will prepare it.

Questions & Answers

Frequently Asked Questions

Is Plantation Oaks the same as The Plantation?
No. Plantation Oaks is a separate gated community near lakes and nature preserves. The Plantation at Ponte Vedra Beach is the country club community. We serve both and confirm the correct community and access details when scheduling.
Do shaded homes need mildew-resistant paint?
Mildew-resistant premium coatings can be helpful, but cleaning and surface correction come first. We assess shade, drainage, irrigation, airflow, and the existing coating before recommending a system.
Can you soft wash preserve-side elevations?
Yes. We choose soft washing or controlled pressure based on the material and condition, taking care around landscaping, lakeside areas, windows, and adjacent finishes.
Do you coordinate gated access?
Yes. We confirm contractor access requirements, crew arrival windows, and homeowner instructions before the estimate and project start.
What services can be combined?
Interior painting, exterior painting, soft or pressure washing, window cleaning, and carpentry or wood repair can be combined into one coordinated estimate.
Why does a twenty-year-old home need more than a coat of paint?
The Plantation Oaks developer entity was registered in 1997 and the homeowners association in 1999, so most homes here are now in their second or third exterior repaint cycle. At that age the paint is rarely the whole story: original caulk joints have usually failed, sealant around windows and penetrations has hardened, and hairline stucco cracking is common. Coating over those conditions is what produces a job that looks tired within a few years, so we budget real time for joint work and crack treatment before any finish coat.
