First Question: Are You East or West of A1A?

"Sawgrass" covers two separate master communities with different governing bodies and genuinely different painting conditions. Getting this wrong is the most common mistake made about this area, so it is the first thing we establish.

East of A1A is the original Sawgrass, governed by Sawgrass Association, Inc. and home to Sawgrass Country Club. It runs toward the Atlantic and includes a beach club with roughly 1,600 feet of private coastline — so parts of it carry real oceanfront salt exposure, and the housing stock dates from the 1970s and 1980s.

West of A1A is Sawgrass Players Club, developed by Arvida around TPC Sawgrass from roughly 1980. It sits inland — TPC Sawgrass itself is about a mile west of the ocean — on ground that was largely wetland. Salt is much less of a factor here; shade, lagoon humidity and mildew are more of one.

That distinction changes the wash method, the dry-time allowance and which elevations we watch. We confirm which side you are on before quoting rather than applying one specification to both.

Two Associations, Two Approval Routes

On the east side, the Sawgrass Association Architectural Review Committee requires any exterior change to be submitted for review, and a new colour submission has to include colour chips and the manufacturer. Critically, applications will not be considered without your sub-association's approval signatures first — so it is a two-step process, and starting at the wrong end costs you weeks.

On the west side, Sawgrass Players Club operates an Architectural Control Committee that meets on the second and fourth Monday, and requires an approved application for all exterior modifications including like-for-like replacements. Exterior paint colour is approved at the sub-association level, and there are sixteen sub-associations across the Players Club.

Either way the sequence is the same: identify your sub-association, get their sign-off, then the master committee. We will help assemble the submission and schedule the crew around the meeting dates.
