The Best Exterior Paint for Salt Air (What We Look For and Why)

Homeowners ask us which brand of paint is best, and the honest answer disappoints people: brand matters far less than the four properties below, and all of it matters less than prep. Salt air is a slow, relentless attack on the bond between coating and substrate. The right product resists that. The right preparation is what lets it.

The Four Things We Look For

1. 100% Acrylic Resin

The resin is the binder holding the coating together and gripping the wall. Vinyl-acrylic blends are cheaper and perfectly fine in Ohio. On the First Coast we spec 100% acrylic without exception. It stays flexible through Florida's daily expansion and contraction cycle, it breathes so trapped moisture can escape rather than push the film off, and it holds adhesion in constant humidity. This single spec line is the difference between a coating that lasts and one that peels at year three.

2. Mildew Resistance

Our climate grows mildew on anything that holds moisture, and salt film holds a lot of it. Coatings with mildewcide built into the film fight colonization from the inside instead of relying on you to scrub it off. This is especially important on north and east elevations that stay shaded and damp well into the morning.

3. UV and Fade Resistance

Florida sun destroys pigment. Coatings formulated with UV-stable, inorganic pigments and good titanium dioxide loading hold their color years longer than budget alternatives — and fade evenly rather than blotchily when they finally do go. Deep and saturated colors are the most vulnerable here, so if you want a bold front door or dark shutters, the product choice matters even more.

4. Elastomeric Coatings for Stucco

Stucco moves and stucco cracks. Elastomeric coatings are thick, high-build, and genuinely elastic — they bridge hairline cracks and stretch instead of splitting when the wall shifts. On a coastal stucco home, that crack-bridging is real water protection, not a cosmetic upgrade. The caveat: elastomeric is not a repair product. It bridges hairlines, and it will fail over a structural crack or a delaminated patch that should have been repaired first.

Why Prep Matters More Than the Can

We have seen top-tier coatings fail in two years over bad prep, and mid-tier coatings run nine years over good prep. Coatings do not stick to salt, dirt, chalk, or rot. Here is the sequence that actually determines the outcome:

• Wash the salt off. Invisible salt film is a release layer. If it isn't removed, the paint is bonded to salt rather than to your house. This is non-negotiable on a coastal home and it's why washing is part of prep on every exterior job we do.
• Repair rotted wood. Trim, fascia, window sills, garage jambs. Paint over rot and you have sealed moisture inside a growing problem.
• Prime bare and repaired surfaces. Bare wood, patched stucco, and rusted metal each need the right primer. Skipping it means the topcoat is doing a job it was not designed for.
• Re-caulk every joint. Windows, doors, trim transitions, penetrations. Caulk is the actual seal against wind-driven rain — paint is not.
